I didn't build this to sell it.

I built it because I was tired of burning hours on work a machine should do — pulling comps, formatting packets, rebuilding the same net sheet, chasing my own follow-up — and still walking into listing appointments with less ammunition than I wanted.

So I wired my entire listing operation into an AI engine. Comps discipline that starts tight and expands only when the data demands it. Pricing presented as a three-option ladder, never a single take-it-or-leave-it number. Appraiser-alignment checks before the appointment, not after the deal wobbles. Do the math like an agent: a full year at the founding rate runs $600. One listing side at a $400K price point is roughly $10,000–12,000 in gross commission at typical rates. If tighter pre-walk ammunition, faster follow-up, and a cleaner appointment win you one additional listing — or save one you'd have lost — that single check funds the engine for over a decade. What you need to run it:
  • A Claude (Cowork) subscription — the engine runs inside it.
  • GoHighLevel for the CRM wiring (wired natively; other CRMs configurable).
  • Your own MLS access — the engine works from data you're licensed to use, with you logged in.
  • Your logo files and about an hour for guided setup.
Does it really carry MY brand, or is this your branding?

Yours, everywhere it matters. Setup captures your colors, fonts, logo files, license line, commission structure, and title company — every packet, net sheet, and email footer renders from your configuration. The engine is invisible to your clients; you're the only brand they see.

Which MLS does it work with?

It's built Matrix-first, and most MLSs in the country run Matrix. You log in, the engine drives the disciplined comp pull with you. Non-Matrix MLS? The pricing methodology, packets, net sheets, ads, and CRM wiring all still run — the comp pull is just more manual until your adapter ships.

Will it send things to my clients without me?

Never. That's a design principle, not a settings toggle. Emails are created as drafts. Calendar holds are private until you convert them. Ads are built but never launched. Title orders are prepped but never placed. Commission never gets discounted. Every one of those is a stop point that waits for your explicit go.

Is this a lead-generation product?

No — and be suspicious of anyone selling you one. This is a listing operations product. You bring the lead; the engine makes sure the hours between "got a lead" and "won the listing" are executed like you have a full-time ops team. (It does build seller-side ads for the listings you take — that part feeds you.)

What about fair housing and compliance?

The ad module ships with housing-compliance rails on by default: housing special-ad-category settings, radius-only targeting with a 15-mile floor, no demographic or lookalike targeting, and property-first ad copy rules. Your brokerage's compliance obligations remain yours — the engine is built to make meeting them the path of least resistance.

I'm not technical. How painful is setup?

Setup is a conversation, not a config file. The wizard asks you plain questions — who you are, how you like to price, who your title company is — and builds the system from your answers. If you can fill out a listing agreement, you can do this. And if you get stuck, you have my number.

Why is it only $50?

Because it's early access, and I'm honest about what that means: the system works — I run my own listings on it — but you'll hit rough edges while I sand them off. Founders trade a little polish for a lot of price, get their bugs fixed first, and keep the $50 rate for as long as they stay subscribed. When the engine leaves early access the price goes up for new agents — not for you. And there will never be tiers. You're a professional; you get the whole thing.
